Athens has many older homes with a lot of charm, but older houses can also have more issues. That is why a good home inspection is so important before you buy. An inspector looks at the main parts of the home and gives you a report so you know what you are getting into.

In older homes, some common trouble spots are the roof, plumbing, electrical system, and heating and cooling. You might see older wiring, older pipes, or an older HVAC unit that may need replacement in a few years. There can also be concerns with the foundation, moisture in crawlspaces or basements, or old windows that do not seal well.

After the inspection, you and your agent can review the report together. You may ask the seller to fix certain items, give you money at closing to help with repairs, or lower the price. In some cases, if the problems are too big, you might choose to walk away. The goal is not a perfect home, but a home with issues you understand and feel comfortable taking on.
