Do I Need My Own Buyer’s Agent?

Many buyers in Georgia wonder if they really need their own agent or if they can just call the name on the yard sign. The person on the sign is the listing agent, and that agent’s main job is to protect the seller, not you. A buyer’s agent is there to look out for your best interests and to guide you through each step of the process.

In most Georgia home sales, the seller has agreed ahead of time to pay the total commission for both their agent and the buyer’s agent from the sale money at closing. That means you usually get your own expert without paying them out of pocket, although new rules now ask buyers to sign a written agreement with their agent and make the fee clear and negotiable. You and your agent can also ask the seller to cover some or all of that fee when you make your offer.

A good buyer’s agent helps you understand local prices, write smart offers, handle inspections, and avoid costly mistakes. They explain the contract so you know what you are signing, remind you of deadlines, and help you react if problems come up with the inspection or appraisal. Having someone on your side usually saves you stress, time, and often money in the long run.
