What Is The First Step to Buying a Home?

If you don’t have enough money to buy a house outright, you’ll need a loan. The first step is to get pre-approved. A Mortgage Loan Officer (MLO) will help by looking at your income, credit, and something called your Debt-to-Income Ratio (D.T.I.) . To do this, you will need to complete an application and provide the MLO a few documents such as your W-2,  tax returns, 2 and last pay stubs.

Getting pre-approved is free and doesn’t hurt your credit much, so you can check with more than one lender. We recommend you talk to at least 2 MLOs so that you have the option to compare them side by side and make an educated choice.

Once you’re pre-approved and know how much you can afford, the fun part begins—finding your new home!

How Much Money Do I Need To Put Down?

The amount of money you need for a down payment depends on the type of loan program you qualify for, such as Conventional, FHA, VA, USDA. Some programs, like VA and USDA, don’t need any money down, while others need at least 3% or 3.5%. The more money you can put down, the better your loan terms will be.
